A massive ranch that spreads across more than 7,195 acres in Morgan, Utah, is set to hit the market with a price tag to match: $72.5 million. At that price, it’ll be the state’s most expensive residential property, far surpassing the next-priciest at $48 million.
“You can look anywhere in the state of Utah, and you won’t see anything like this,” said Sam Sanders, broker at Swan Land Company, which is marketing the listing. The ranch would set a residential record if it sells for anywhere close to its asking price. The benchmark is currently held by the ski mansion that featured in the movie “Mountainhead,” which sold last year for $50 million.

Sheep Creek Canyon Ranch, as it’s known, is just an hour north of Salt Lake City and is designed for the outdoorsy type, with land for hunting, creeks for fishing and even a backcountry tent for camping. From the base of the property, where the main house sits along the East Fork River, to the highest peak at 8,300 feet, there’s an elevation gain of 3,000 feet.
“The topography is really dramatic and beautiful,” said Tim Anderson of Swan Land Company. “You’ve got incredible views of the surrounding peaks and the Wasatch Range.”
Construction began on the main house in 2023 and was recently completed, Sanders said. It spans more than 6,500 square feet across three levels above ground. The home’s interior designer, Jennifer Chipman of Bond Interiors, described the design as a “European cottage set in the mountains.”

The home’s great room has an open floor plan and double-height ceilings, as the second floor looks down at the main level. The interiors combine a French-inspired style with a modern, rustic feel through lots of light wood accents: wood floors, wood-paneled ceilings and country-style doors.
