Real Estate Market Insights from Swan Land Company Owner Mike Swan

  • Facts & Insights

Looking at the larger land market as we roll into Q2, it appears as though the robust stock market has retained a significant amount of the discretionary dollars which may have otherwise been in the land market.  As summer approaches, we are optimistic in regards to the real estate market, but cautious until we see some verifiable sales data with some of the larger rural land offerings.  Pricing continues to be the key factor for the buyers and buyers representatives with whom we are routinely communicating with.  Farms and ranches priced out of the market continue to remain stagnant with little interest. If you have been keeping an eye on the series of price reductions that we have seen on large land holdings throughout the Rocky Mountains, it further substantiates the critical nature of proper pricing in today’s land market.

As always, we remain optimistic and excited to serve our clients.  With the abundant moisture we have received this spring, the summer should provide plentiful green grass and full rivers and streams.  Please feel free to contact myself or any of our team members if we can be of assistance in your ranch real estate needs or if you would just like to sit down and have a conversation about what we are seeing in the current market.

Thank you for your interest in Swan Land Company and have a wonderful summer!
