Mike Swan was honored to be invited to speak at The Seminar Group’s Buying and Selling Ranches in Montana. The two-day seminar in Helena, Montana on March 30th and 31st addressed unique issues faced by sellers and buyers of agricultural assets in Montana. Anyone involved in the agricultural marketplace, whether they be owners, realtors, lenders, attorneys and other advisors, need to be up to speed on the latest issues to achieve their goals. The panel of experts which included primarily attorneys with a focus on ranch real estate, water law and estate planning, provided updates on the impact of land use, environmental and water laws, due diligence problems, availability of funding, and other aspects of acquiring agricultural property. Mike Swan, Owner and Managing Broker of Swan Land Company, deliberated the ins and outs of conducting a successful ranch-real estate transaction. He discussed the entire process of the transaction from the initial meeting with a client, appraisal vs. market valuation, listing agreements, due diligence and marketing strategies. The seminar was attended by attorneys and legal staff, accountants, conservationists, consultants, environmentalist, farmers and ranchers as well as government officials.
