The Retreat is approximately an hour-and-a-half to two-hour drive from two commercial airports – Billings and Bozeman, both of which offer good private FBOs.  The Billings Logan International Airport provides a variety of commercial carriers as well as national and limited international service through Allegiant, Alaska, Delta, Cape Air, and United to several major cities including Denver, Salt Lake City, Seattle, and Minneapolis as well as others.  Bozeman Yellowstone International Airport is approximately two hours from the Ranch providing additional opportunities for airline access through Delta, United, Alaska, Allegiant, America, Frontier, and Jet Blue.

Nye Mountain Retreat sits at an elevation of 5,146 feet above sea level.On average, there are 201 sunny days per year in Nye, Montana.  The July high is around 83°F with an average July low around 48°F.  The January high averages are 41°F with an average low of 20°F.  The average annual rainfall is 18 inches with the majority in June, and snowfall of approximately 81 inches.  The Nye area gets precipitation, of some kind, on average 86 days per year.

The Retreat is ideally located overlooking the Stillwater River Valley.  Access to the blue-ribbon fishery of the Stillwater River is just minutes from the property.  The headwaters of the Stillwater River are in the Absaroka-Beartooth Wilderness near the boundary of Yellowstone National Park. It flows northeast between the Absaroka Range to the west and the Beartooth Mountains to the east, through Custer National Forest, past Nye and Absarokee. The area around the Nye Mountain Retreat hosts an exceptional variety of wildlife.   It is common to find elk, mule and whitetail deer, black and grizzly bears, wolves, coyotes, moose, bighorn sheep, mountain goats, mountain lions, lynx, marmots, eagles, blue grouse, turkey, and sandhill cranes in the area or on the Ranch itself.  Since the Ranch shares a boundary with the Custer National Forest and that forest shares a boundary with the Absaroka-Beartooth Wilderness, wildlife abounds in the area since overall development is sparse.  In the fall, elk can be heard bugling in the nearby forest.

  1. All offers to purchase must be in writing and accompanied by an earnest money deposit check in the amount of 2.00% of the Purchaser’s offering price;
  2. Each offer is encouraged to be accompanied by a prequalification letter to assist the Sellers and their agents in ascertaining the Purchaser’s financial ability to consummate a purchase;
  3. Earnest money deposits will be placed in escrow with Stillwater Abstract Company of Columbus, MT which will then place the funds with local banks at nominal rates of interest accruing to the Purchaser’s benefit until Closing;
  4. The Sellers will provide and pay for an owner’s title insurance policy.  Title to the real property will be conveyed by warranty deed;
  5. All of the mineral rights which the Sellers actually own will be conveyed to the Purchaser at Closing.
