The ranch works well as a summer grazing unit (approximately 4 months) for 75 cow/calf pair with the remaining grass left for the wildlife. Grazing for the past 7 years has been leased to a local rancher, generating approximately $9,000 a year in lease revenue.


STOCK WATER

The ranch is well watered by numerous springs, small unnamed seeps, 3 reservoirs, and a stock watering pipeline system supplied by an electric well. An additional well can be operated with a portable generator if needed.

  1. All offers to purchase must be in writing and accompanied by an earnest money deposit check in the amount of 5.00% of the Purchaser’s offering price;
  2. All Offerors must demonstrate to the Seller’s satisfaction unquestioned financial capability to purchase the Ranch prior to scheduling a showing;
  3. Earnest money deposits will be placed in escrow with Sovereign State Title, Sheridan, Wyoming;
  4. The Seller will provide and pay for a standard owner’s title insurance policy issued by Sovereign State Title Company;
  5. All of the Ranch’s mineral rights appurtenant to the property and currently owned by the Seller will be transferred at Closing;

TERMS OF INSPECTION

A 48-hour notice is requested to make proper arrangements for a tour of Sawmill Ranch.

Swan Land Company has been authorized by the Seller to act as their Exclusive Real Estate Broker on the sale of Sawmill Ranch.
