The Conditions of the Sale are as follows:

  1. All offers to purchase or letters of intent must be in writing.
  2. All Prospective Buyers must demonstrate to the sole satisfaction of the Seller and Listing Agent the financial capability to purchase the property prior to scheduling a personal tour of the property.
  3. Within three (3) business days of acceptance of an offer, earnest money of 5.00% of the Purchaser’s offering price shall be deposited to First American Title Insurance Company in Rawlins, Wyoming, and will be placed in escrow.
  4. The Seller will provide and pay for a standard owner’s title insurance policy issued by First American Title Insurance Company, Rawlins, Wyoming.
  5. All of the mineral rights appurtenant to the property and currently owned by the Seller will be transferred at Closing.
