Manhattan, Montana, located about 7 miles south of the property, is a relaxed, small-town agricultural community of about 2,074 residents. Manhattan has a complement of basic amenities including small shops, grocery, churches, community banks, post office, medical and dental services, automotive repair, restaurants and cafés, and a fitness center. Home of the Manhattan Tigers, the town boasts an excellent school system and is the recent recipient of the National Blue-Ribbon Award for excellence in education.

Bozeman is an active, vibrant, university-oriented city steeped in culture and art. The fourth largest city in the state, Bozeman is home to Montana State University, Museum of the Rockies, and abundant opportunities for fine dining, entertainment venues, and shopping. Bozeman is proud to maintain its lively downtown core, which lends itself to the small-town feeling, that couples nicely with amenities typically found in larger cities. Within an hour and a half from Bozeman is Yellowstone National Park, which is easily accessible via either the north entrance in Gardiner or the west entrance in West Yellowstone.

One of the busiest passenger airports in the Pacific Northwest, and the busiest in the State of Montana, BZN offers direct flights to 25 major airports around the nation including direct flights to the West Coast, East Coast, Texas, the Southeast, and Florida.

The elevation gain on the property is about 740 feet, with the lowest around 4,760 feet on the southwest portion along Horseshoe Gulch Road, rising to the highest point around 5,500 feet above sea level on the eastern portion of the property.

Located in USDA Hardiness Zone 4a, the area’s average growing season is approximately 117 days. The last frost of the year is typically in mid-June, and the first frost tends to be in early September.

July and August are quite comfortable with average highs of 82 degrees Fahrenheit and evening lows around 48 degrees. Indian summer can linger until mid-October. December and January bring highs of around 33 degrees with lows around 10 degrees. Spring arrives in May in the Gallatin Valley with about one-third of the annual average precipitation arriving during May and June. Manhattan receives about 12 inches of rain annually and approximately 41 inches of snow per year.

The winter activities within proximity to the property are very diverse. There are multiple downhill ski and snowboard areas as well as Nordic skiing trails to explore. Bridger Bowl offers exceptional skiing on 2,000 skiable acres and a 2,700-foot vertical rise with a wide variety of terrain including long slopes, glades, chutes, gullies, and the famed hiking access to the Ridge.

Just north of Bridger Bowl, Crosscut Mountain Sports Center offers about 28 miles of groomed Nordic skiing trails. Situated on private and forest service lands, the scenic trail system covers terrain well suited to all ability levels.

About an hour and a half from the property, Big Sky Resort offers access to “The Biggest Skiing In America” with 5,800 skiable acres and 300 runs spread over four mountains offering endless ways to navigate 4,350 feet of vertical drop.

NATURAL WONDERS & WILDLIFE

Lewis and Clark Caverns, an easy 40-minute drive, is home to one of the largest known limestone cavern systems in the Northwest. This geological wonder features stalactites, stalagmites, columns, and guided tours through its series of chambers.

Yellowstone National Park, under two hours away, features half of the earth’s geysers, numerous hydrothermal and geological features, abundant wildlife, and countless opportunities for nature-focused activities.

 

Top Of The Valley, as Previously Described Herein, is offered at $2,275,000.00.  The Conditions of Sale Are as Follows:

All Prospective Buyers must demonstrate to the satisfaction of the Seller’s absolute financial capability to purchase the Property prior to scheduling an inspection of the Property;

Earnest money deposit will be due upon completion of a fully executed contract, and all earnest money deposits will be held in escrow by Security Title Company of Bozeman;

The Sellers will provide and pay for a standard owner’s title insurance policy. Any endorsements requested by the Buyer or any lender will be at the Buyer’s expense. Title to the real property will be conveyed by a warranty deed;

All of the water right claims controlled by the Property will be transferred to the Buyer at Closing;
