River View Basin sits between Loma and Fort Benton, Montana. The Property is about 42 miles from Great Falls, the third-largest city in Montana. The average annual precipitation in Loma is approximately 12.44 inches of rain and 39 inches of snow. Average maximum temperatures in June, July, and August range from 79° to 87° Fahrenheit. In December, January and February average maximum temperatures are between 35° and 40 ° Fahrenheit. Summer nights average about 52° Fahrenheit. Winter average minimum is between 8° and 19° Fahrenheit. The area receives an average of 185 sunny days throughout the year.
The Sellers hereby make known that there may be variations between the deeded property lines and the location of the existing fence boundary lines on River View Basin. The Sellers make no warranties with regard to the location of the fence lines in relationship to the deeded property lines, nor do the Sellers make any warranties or representations with regard to the specific acreage within the fenced property lines.

Fort Benton referred to as “the birthplace of Montana”, is one of the oldest settlements in the American West. Established in 1846 and named on Christmas Day 1850, the original Fort served as an economic hub as well as the last fur-trading post on the Upper Missouri River. As one of the most important ports on the Missouri-Mississippi River system, it was part of the overland link of trade between the Missouri and Columbia Rivers. Beginning in the 1860s for a 30-year time period, the river hosted merchants, gold miners, settlers, and steamboats carrying goods. Along this stretch, Lewis and Clark traveled on steamboats from St. Louis. They camped about five miles northeast of River View Basin at the confluence of the Marias River and the Missouri River just outside of Loma. During this time William H. Todd had a vision of creating a luxury hotel in this gateway location streaming with travelers as they arrived ready to embark on frontier life. It is here that a charming hotel, The Grand Union Hotel, was built on the wooded banks of the Missouri River. Labeled as one of the oldest hotels in Montana today, it has weathered many economic struggles and has gone from a grand hotel to a flop hotel and back. Today it is still in operation and has been elegantly restored to its 1882 grand splendor. The hotel offers 27 luxurious rooms, elegant riverside dining, and a historic Western ambiance. On-site riverside dining can be enjoyed from June through August. A long summer evening can be spent sipping a cold beverage at the Grand Union Saloon reminiscing of the days of the Old West.
OFFERING PRICE & CONDITIONS OF SALE
River View Basin, as previously described herein, is being offered for sale at $495,000 Cash or Terms acceptable solely at the discretion of the Sellers. The conditions of sale as of December 2020 are as follows:
- All offers to purchase or letters of intent must be in writing and accompanied by a wire transfer of 5.0% of the purchase price to the escrow account at First American Title Company in Great Falls, Montana.
- Earnest money deposits will be placed in escrow with First American Title Company, which may place the funds with local banks at nominal rates of interest accruing to the benefit of the Buyer until Closing.
- All Prospective Buyers must demonstrate to the satisfaction of the Seller absolute financial capability to purchase the Property prior to scheduling an inspection of the Property.
- The Sellers will provide and pay for a standard owner’s title insurance policy. Any endorsements requested by the Buyer or any lender will be at Buyer’s expense. The title to the real property will be conveyed by a deed;
- All of the water right claims controlled by the Property will be transferred to the Buyer at Closing, and all of the mineral rights which the Sellers actually own will be conveyed to the Buyer at Closing;

The Sellers reserve the right to effect a tax-deferred exchange for other real property in accordance with provisions in Section 1031 of the Internal Revenue Code.
