Stillwater Valley Overlook is located just outside of Nye, Montana via the Stillwater River Road.
From Columbus, take Montana Highway 78 through Absarokee. Turn right onto Nye Road towards Fishtail, MT. Continue through Fishtail to Nye. Turn right at Nye onto the Stillwater River Road and bear right at the junction with Limestone Road and continue on the Stillwater River Road approximately 1.3 miles to Stanley Coulee Way. Turn left onto Stanley Coulee Way and continue straight to the first cattle guard. The property address is 35A Stanley Coulee Way. Continue across the cattle guard, past the small cabin on your left. At the barn, turn left and continue up the hill to the house. (The property is a total of 2.9 miles from the junction of Nye Road and Stillwater River Road.)
The Retreat is approximately an hour-and-a-half to two-hour drive from two commercial airports — Billings and Bozeman, both of which offer good private FBOs. The Billings Logan International Airport provides a variety of commercial carriers as well as national and limited international service through Allegiant, Alaska, Delta, Cape Air, and United to several major cities including Denver, Salt Lake City, Seattle, and Minneapolis as well as others. The property is ideally located overlooking the Stillwater River Valley. Access to the blue-ribbon fishery of the Stillwater River is just minutes from the property. The headwaters of the Stillwater River are in the Absaroka-Beartooth Wilderness near the boundary of Yellowstone National Park. It flows northeast between the Absaroka Range to the west and the Beartooth Mountains to the east, through Custer National Forest, past Nye and Absarokee. It joins the Yellowstone River near Columbus, Montana. The Stillwater offers wade fishing opportunities in the wilderness and also floating and fishing opportunities below Nye. Rainbows, browns, and whitefish are common in the lower sections while cutthroat, rainbows and brook trout can be found in the upper reaches.
Southwest Montana is a recreational paradise and the Nye area is no exception. Opportunities for hiking, mountain biking, backpacking, camping, wildlife viewing, hunting, backcountry skiing, and enjoyment of the alpine landscape are almost limitless.

It is common to find elk, mule deer, whitetail deer, black bear, grizzly bears, wolves, coyotes, moose, bighorn sheep, mountain goats, mountain lion, lynx, marmots, eagles, blue grouse, turkey, and sandhill cranes in the area. Wildlife abounds in the area since overall development is sparse. In the fall, elk can be heard bugling in the nearby forest.
The property sits at an elevation ranging from approximately 5,040 to 5,360 feet above sea level.
On average, there are 201 sunny days per year in Nye, Montana. The July high is around 83°F with an average July low around 48°F. The January high averages are 41°F with an average low of 20°F. The average annual rainfall is 18 inches with the majority in June, and snowfall of approximately 81 inches. The Nye area gets precipitation, of some kind, on average 86 days per year.

Stillwater Valley Overlook, as previously described herein, is offered at US $1,595,000.00 Cash or Terms acceptable solely at the discretion of the Seller. The conditions of sale are as follows:
- All offers to purchase, or letters of intent must be in writing and accompanied by earnest money made payable to the escrow account of Stillwater Abstract & Title, Columbus, MT.
- Earnest money deposits will be placed in escrow with Stillwater Abstract & Title, Columbus, MT which will then place the funds with a local bank at nominal rates of interest accruing to the benefit of the Buyer until Closing, should the appropriate transaction be completed.
- All Prospective Buyers must demonstrate to the satisfaction of the Listing Agent the financial capability to purchase the Property prior to scheduling a personal tour of the Property.
- The Sellers will provide and pay for a standard owner’s title insurance policy. Title to the real property will be conveyed by a limited warranty deed.
- All the appurtenant water rights controlled by the property will be transferred to the Buyer at Closing.
