Pine Canyon Ranch has historically supported 100 cow/calf pair year-round. The ranch is currently leased out to a local rancher who grazes livestock during the growing season to keep the pastures healthy and another tenant who produces hay.
The ranch can typically produce 350-400 bales of hay annually (1,400 lb bales).
The improvements on the ranch are very well constructed and have been properly maintained over time.

The main log home was constructed in 1992. GENERATOR

The ranch is home to a variety of wildlife including whitetail deer, elk, mule deer, turkeys, bobcats, mountain lions, and coyotes. The Niobrara River, which borders the ranch on the south end for approximately ¼ of a mile, provides fishing opportunities for channel catfish, brown and rainbow trout, largemouth and smallmouth bass, and crappie. With a healthy riparian zone along the Niobrara with cottonwoods, hardwoods, and abundant grass, many species of wildlife are attracted to this space for food, water, and cover.
Four distinct canyons on the ranch, all with water, provide well-used game corridors for local wildlife. Beautiful stands of evergreens and hardwood bottoms, with live springs and creeks, accent these canyons which extend to the Niobrara River.

LIVE WATER
The ranch has Niobrara River frontage for approximately ¼ of a mile. The Niobrara River was designated as a National Scenic River in 1991 as this ecosystem has been recognized as being worthy of increased measures of preservation and conservation. As a matter of fact, the Niobrara River corridor has six unique ecosystems which have been recognized. With a combination of deep pools and riffles, the diversity of the Niobrara River is nothing short of exceptional.
Four creeks originate on the ranch and provide live water to the livestock and wildlife and enhance the already excellent habitat.
A beautiful spring-fed pond, constructed in 2006, is located on the ranch and has both largemouth bass and bluegill.

OFFERING PRICE AND CONDITIONS OF SALE
Pine Canyon Ranch, as described herein, is offered at US $3,295,000.00 Cash or at Terms acceptable solely at the discretion of the Seller.
The Conditions of the Sale are as follows:
- All offers to purchase must be in writing and accompanied by earnest money made payable to the escrow account of Sandhills Title Company in Valentine, Nebraska;
- All Prospective Buyers must demonstrate to the satisfaction of the Listing Agent the financial capability to purchase the ranch prior to scheduling a personal tour of the ranch;
- The Seller will provide and pay for a standard owner’s title insurance policy. Title to the real property will be conveyed by warranty deed;
- All of the appurtenant water rights controlled by the ranch will be transferred to the Buyer at Closing and all of the mineral rights which the Seller actually owns will be conveyed to the Buyer at Closing;
