The cabin is efficiently heated by a Heat & Glo wood stove, with electric baseboard heating providing supplemental warmth. Appliances include a propane range, washer and dryer, refrigerator, and microwave. Outdoor living is well accommodated by both the front and back porches. A heated detached shop/garage with office offers additional storage and workspace. The cabin is finished with a durable metal roof.

GRIZZLY MEADOWS CABIN

Located in the center of the acreage and surrounded by large mature trees near the irrigation creek, this charming cabin offers a wonderful farmhouse feel. A covered front porch welcomes you in, leading to an open, airy kitchen and a cozy living area filled with natural light from large windows framing beautiful meadow views.
Built in 1986, the cabin encompasses approximately 1,264 square feet and features two upstairs bedrooms, a full upstairs bathroom, and a convenient half bath on the main level. Heating is provided by a combination of a wood stove and electric baseboard heat. The home is equipped with an electric range, washer/dryer, refrigerator, dishwasher, and a microwave. The asphalt roof is about 20 years old.

Situated adjacent to the Grizzly Meadows Cabin is a historic cabin that has been converted into a garage and storage building. The building, known as Cory’s Cabin, has an interesting history—it was originally a United States Forest Service cabin relocated from the South Fork of Deep Creek, farther up the valley, giving it a unique character that sets it apart from a typical outbuilding. While it has electricity, it does not have running water.

VALLEY VIEW CABIN

Situated in the open lower meadow, this older residence serves as a cozy cabin basecamp for adventures, with views focused on the nearby creek corridor and open space. Built in 1985, the home offers 1,204± square feet of living space featuring two upstairs bedrooms plus a loft bedroom, a full bath upstairs, a half bath on the main level, and a sunroom warmed by a wood stove. The property is equipped with two wood stoves and an electric forced-air furnace for heating, and benefits from all-new windows installed in 2026, though the asphalt roof is original, at over 30 years old. Included with the home are an electric range, refrigerator, microwave, and a washer/dryer.

CREEKSIDE ESCAPE CABIN

CREEK GAZEBO
Located under the trees near the Creekside Cabin is the screened gazebo, offering a perfect location to enjoy cool summer nights under the stars. The gazebo is wired for power, but it is currently not operational.

Recreation and relaxation are at the core of the Montana experience in the Tom Miner Basin and Paradise Valley. At center stage in the Valley is the wild and undammed Yellowstone River, which flows north from Yellowstone National Park for over 670± miles. The Yellowstone can be easily accessed, just minutes from the property at the Carbella Recreation Site. This BLM Recreation Site offers an improved boat ramp, river access, and campground facilities. Just upstream from Carbella, the river transitions from the rocky whitewater of Yankee Jim Canyon to smoother waters in the Paradise Valley floor. Along its route, the Yellowstone provides excellent flyfishing, boating, camping, and scenic vistas.

The wildlife viewing in the area is excellent and is often found right on the property itself. Frequent wildlife in the area includes elk, moose, deer, and antelope, as well as grizzly bears, black bears, and the occasional wolf. Hikers can venture directly from the property into the nearby National Forest via Grizzly Meadow Road, while the nearby Tom Miner Basin and Absaroka and Gallatin Mountains provide unlimited exploration opportunities.
Winter activities include cross-country skiing, snowmobiling, snowshoeing, and alpine skiing at Bridger Bowl ski area, which offers over 2,600 feet of vertical drop on over 2,000 acres of skiable terrain.
Locally, the historic community of Emigrant offers multiple dining opportunities from local flair at Follow Yer’ Nose BBQ to high-end restaurants and live music at the Old Saloon or Sage Lodge. The town is also well known for the nearby Chico Hot Springs Resort, offering a therapeutic mineral hot pool, a lively saloon, horseback rides, and both casual and fine dining.
Endless recreational opportunities are also found in Yellowstone National Park, with the North entrance in Gardiner only 22 miles from the property. This world-famous national treasure offers visitors incredible experiences across more than 2.3 million acres, featuring wildlife, thermal features, and the natural beauty that is the essence of the Greater Yellowstone area.

With the Creekside Cabin at about 5,040 feet above sea level, the property is relatively flat in the meadow along Tom Miner Creek with some elevation gain as the property rises slightly on the west side of the acreage to the location of the Yellowstone Cabin at about 5,120 feet above sea level.
July and August are quite comfortable with average highs of 75 to 85 degrees Fahrenheit and evening lows around 45 to 50 degrees. Indian summer can linger until mid-October. December and January bring highs of approximately 35 degrees with lows around 10 degrees.
The Tom Miner Basin averages 40 to 50 inches of snow per year with an annual average precipitation of around 13 to 16 inches.

UTILITIES & SERVICES
Electricity is provided by Park Electric Cooperative Inc. The Yellowstone Cabin uses a refillable, portable propane tank for the gas range.
High-speed internet is available through Wispwest, and fiber-optic cable has been installed in the area, but it is not currently hooked up to the property. Television service is available via satellite, and telephone service is available through CenturyLink. Verizon Wireless works well throughout the property.
MINERAL RIGHTS
The seller will convey with the property 100% of whatever mineral, oil, gas, geo-thermal, hydro-carbon and gravel rights it actually owns, subject to reservations by previous owners. The seller makes no representation as to the quantity or quality of any mineral or other subsurface rights appurtenant to the ranch.
REAL ESTATE TAXES
The real estate taxes for 2025 were approximately $4,420.
FENCES & BOUNDARY LINES
The sellers hereby make known that there may be variations between the deeded property lines and the location of the existing fence boundary lines on Tom Miner Creek Retreat. The sellers make no warranties with regard to the location of the fence lines in relationship to the deeded property lines, nor do the sellers make any warranties or representations with regard to specific acreage within the fenced property lines.
According to the Montana Department of Natural Resources and Conservation’s Water Rights Division, the property owns the following water rights:
# 43B 99376-00 – Ground Water Certificate – Domestic, Lawn And Garden
All water rights in Montana are subject to adjudication by the Montana Water Court and because of that process, may be changed as to validity, amount, priority date, place of use and other such changes as the court determines. This water district is currently under the Preliminary-Temporary Decree as classified by the Department of Natural Resources and Conservation (DNRC). The Seller will transfer the water rights as they currently stand with no warranty of future viability.
The cabins are serviced by 2 wells:
Yellowstone Cabin Well – Approximately 120 feet deep and producing 20 gallons per minute.
Grizzly Meadow/Valley View Well – Approximately 280 feet deep and producing 12 gallons per minute.
IRRIGATION DITCH SHARES
The property includes 558 Carbella Ditch Shares for seasonal irrigation. Water is provided approximately from April through October.
Carbella Ditch Company is scheduled to replace the diversion headgate by the river cabin at a future date.

OFFERING PRICE & CONDITIONS OF SALE
- All offers to purchase or letters of intent must be in writing.
- All Prospective Buyers must demonstrate to the satisfaction of the Seller’s absolute financial capability to purchase the property prior to scheduling an inspection of the Property.
- Earnest money deposit will be due upon completion of a fully executed contract, and all earnest money deposits will be held in escrow by Flying S Title Company in Livingston, MT.
- The Sellers will provide and pay for a standard owner’s title insurance policy. Title to the real property will be conveyed by a warranty deed.
- All appurtenant water rights controlled by the property will be transferred to the Buyer at Closing.
- The Sellers will convey to the Buyer all mineral rights they own, subject to reservations by previous owners.
