Property Access
Galzagorry Road heads directly east off Highway 12 for just under two miles to where it meets the easement into the property. The property is accessed via an approximately one-mile recorded easement that runs north from Galzagorry Road along a two-track road, making the total distance from Highway 12 to the property boundary approximately three miles.
The easement off of Galzagorry Road consists of a 60-foot-wide strip that remains mostly undeveloped. Currently, access is a seasonal two-track road, and no utilities serve the site. Access to utilities is on Galzagorry Road, approximately one mile from the property.

In 1865, John Oakes established a ferry to cross the Missouri River near the mouth of a deep canyon. The settlement came to be known as Canyon Ferry. Between 1896 and 1898, Samuel Hauser’s Missouri River Power Company initiated construction of a dam to generate hydroelectric power for Helena, resulting in the creation of Lake Sewell above the dam. By mid-century, demands for flood control, irrigation water, and recreation prompted the U.S. Bureau of Reclamation to construct a large concrete dam downstream from the original dam. Construction began on May 24, 1949, and when completed on June 23, 1954, Canyon Ferry Dam, measuring 173 feet at its base and rising 225 feet, allowed for a maximum generation of 50,000 kilowatts, making it possible to irrigate 155,600 acres of new land and supplementally irrigate 82,000 acres. The dam created Canyon Ferry Lake, a reservoir with a shoreline of 76 miles and a capacity of 2,050,900 acre-feet of storage. The construction of the new dam flooded the historic towns of Canyon Ferry and Canton, as well as the rich bottomland along the Missouri River, but provided nesting habitat for thousands of white pelicans and cormorants.

The elevation gain on the ranch is about 200 feet, with the highest point around 4,128 feet above sea level on the northern boundary of the property and the lowest sitting around 3,943 feet on the southwest portion near the reservoir. The minimal improvements of the well and two stock tanks sit at about 4,000 feet.
The average annual precipitation is approximately 20″ with an average of 11” inches of rain and 34” of snow. The average growing season of the area is approximately 120 days. On average, temperatures range between 85 to 90 degrees Fahrenheit in the summer months, while winter temperatures can range anywhere from -20 to 40 degrees. The last frost of the year is typically mid to late May, and the first frost tends to be around mid to late September.
The growing season in Winston, Montana, is relatively short, typically lasting from late spring to early fall, with the average last frost date in spring around late May and the first frost date in fall around late September, providing approximately 90 to 120 frost-free days for gardening.

- All Prospective Buyers must demonstrate to the satisfaction of the Seller’s absolute financial capability to purchase the property prior to scheduling an inspection of the property.
- Earnest money deposit will be due upon completion of a fully executed contract, and all earnest money deposits will be held in escrow by Security Title Company in Bozeman, MT.
- The Sellers will provide and pay for a standard owner’s title insurance policy. Title to the real property will be conveyed by a Special Warranty Deed/Trustee’s Special Warranty Deed.
- All the appurtenant water rights controlled by the property will be transferred to the Buyer at Closing.
