The Conditions of the Sale are as follows:
- All Prospective Buyers must demonstrate to the satisfaction of the Seller’s absolute financial capability to purchase the Property prior to scheduling an inspection of the Property.
- Earnest money deposit in the amount of 5.00% of the Purchaser’s offering price will be due within 5 business days of a fully executed contract.
- Earnest money deposits will be held in escrow by First American Title Insurance Company of Wyoming in Buffalo.
- The Sellers will provide and pay for a standard owner’s title insurance policy. Any endorsements requested by the Buyer or any lender will be at the Buyer’s expense. Title to the real property will be conveyed by a warranty deed.
- All of the water rights controlled by the Property will be transferred to the Buyer at Closing.
- All of the mineral rights appurtenant to the Property and currently owned by the Seller will be transferred at Closing.
