Summers are warm, dry, and mostly clear, while winters are freezing, snowy, and partly cloudy. Temperatures typically range from 15°F to 82°F throughout the year, rarely dropping below 0°F or exceeding 89°F. The average annual temperature is about 40°F, with July being the warmest month at around 69°F and January the coldest at about 17°F.
Evanston receives approximately 19.4 inches of precipitation annually, with rainfall occurring even during the driest months. Rain falls for about 94 days per year, and the city experiences snowfall during much of the year, accumulating around 56 inches annually. March typically sees the most snowfall.
TROUT POND
A flow-through fishing pond covering about 1.5 acres is situated between the home and Bear River.
MILL CREEK
Mill Creek is an important tributary of the Bear River and traverses the ranch for about half a mile before joining the Bear River about one quarter mile north of the ranch.
BEAR RIVER

South Crown Ranch in Uinta County, Wyoming, as previously described herein, is offered at US $10,800,000.00 Cash or Terms acceptable solely at the discretion of the Seller. The conditions of sale are as follows:
- All offers to purchase must be in writing and accompanied by an earnest money deposit in the amount of $100,000.
- Earnest money deposits will be placed in escrow with First American Title Company of Evanston, Wyoming.
- All Prospective Buyers must demonstrate to the satisfaction of the Seller absolute financial capability to purchase the Ranch prior to scheduling an inspection of the property.
- The Seller will provide and pay for a standard owner’s title insurance policy issued by First American Title Company of Evanston, Wyoming. Any endorsements requested by the Buyer, or any lender, will be at the Buyer’s expense. Title to the real property will be conveyed by trustees’ deed.
- Inventory of any personal property will be transferred via a separate Bill of Sale at Closing.
- All water rights will be transferred to the Buyer at Closing.
